I started using spray foam roofing in 1980 and have had only one leak - in 2009! They came right out and fixed it, no problem. The company, Energy Shield, is located in Pontiac, MI. Spray foam adds a high insulation factor to your roof. In the winter, I turn off the heat in the lanes areas completely at 3:00pm. Failure to do so will cause the temps to reach into the high 70's. I seem to be heating the place only when business is slow, especially late at night. In the summer, I can cool the place down with half of the AC that I used before the foam roof was in place.
About Spring, 2005, my AC guy had to go up on the roof for an AC repair. When he came down, he told me that I had almost a foot of water across the entire flat roof area because the roof drains were plugged up with leaves and other debris. This is the part that I did first, in 1980. I had no leaks at all from all of that water. When I got the drains cleared, there was - to paraphrase Ross Perot -- a "great wooshing sound as everything headed south".
If you already have 2 built up roofs on, there is no tear off required, as it is light weight. It can be sprayed seamlessly right up the roofing mechanicals, and best of all, is only about $2.80 a square foot. Their web site is http://foaminsulationmichigan.com/index.html.
In the last couple of years, since I brought this forward at a meeting, several other proprietors have used this spray foam roof and are exstatic about it.
